Purchase of land for £235 on the south side of Town Street Swanland bounded on the north in part by Town Street and in other part by the garden of some cottages belonging to the Vendors on the south by the road leading to Anlaby on the East in part by the site of the said cottages on the west by the High Road known as Kemp Road and containing three acres or thereabouts on the plan drawn thereon and thereon coloured round with red
Together with a right of footroad for the Trustees ..... over the foot path coloured blue on the said plan
to provide "the inhabitants of Swanland with a recreational ground"
upon the trusts hereinafter contained ... (a).... to permit the land to be used "in perpetuity" as a recreational ground for the use of the inhabitants of Swanland and other persons appearing herein

The Vendor, at the request and direction of the Purchaser, conveyed to the Trustees the grass field situate on the north side of the Swanland - Anlaby Road Swanland bounded on the north side in part by the School on the south side by the Swanland - Anlaby Road on the west ny the Recreation Ground and containing one acre and fifteen poles or thereabouts shown on the plan thereon and thereon coloured with red
to hold the said land upon Trust to permit the same to be used in perpetuity as a recreational ground for the use of the inhabitants of Swanland and other persons appearing herein

Schedule Compiler’s comments regarding the history revealed by the above 6 Photocopy Deeds (1924 – 1988) donated to Swanland Heritage Centre (SHC) relating to the sale on 3 October 1924, 4 December 1928 and 4 June 1929
of 3 pieces of land situate on the south side of Town Street and the North side of Tranby Road (the Swanland – Anlaby Road) TO  the Trustees of The Sir James Reckitt Charity Swanland Recreational Foundation (“The Trustees”) to be used as a recreation ground for the inhabitants of Swanland
&
The sale BY the Trustees of a substantial amount of the Recreational Foundation land (2.3 acres approx) the Village Hall (now Swanland Primary School) and other buildings thereon on 19 Aug 1963 to East Riding County Council
 
The 6 Photocopy Deeds can be classified into 2 categories – (1) the Conveyance(s) of the land and buildings  in question and (2) the Deeds of Appointment regarding first in time “The Sir James Reckitt Charity Swanland Recreational Foundation Trust” and secondly, after the 1963 sale of much of the land by the Trustees, “The Swanland Memorial Hall Trust”.  None of the Photocopy Deeds is marked as examined against the original and none of the plans thereon has been coloured in, as indicated in their narrative.
 
Regarding (1) the Conveyance(s) it seems that there were 3 sales regarding the land in question TO “The Trustees” - the first 2 of which (made on 3 Oct 1924 and 4 Dec 1928) photocopies are in the SHC Collection.
A later third Conveyance of 4 June 1929 between Philip Bealby Reckitt and the Trustees whereby “further land and cottages at Swanland” were conveyed to the Trustees, is recited in the Deed of Appointment of New Trustees made 9 Dec 1959, but is not in the Collection. It is not recited in the 19 Aug 1963 Conveyance to East Riding County Council.
 
The first Photocopy Conveyance, that dated 3 Oct 1924, deals with the majority of the land as its plan shows, containing three acres or thereabouts. This Conveyance lists 7 Original Trustees unto whom the land was conveyed.
 
The second Photocopy Conveyance, that dated 4 Dec 1928, deals with the conveyance to the Trustees of that adjacent grass field (containing one acre and fifteen poles or thereabouts) immediately to the East of the Recreation Ground contained in the first Conveyance. This 1928 Conveyance lists 8 Trustees, namely  the ‘Original 7’ listed in the 1924 Conveyance (above), plus Hugh John Edward Marsden who was one of the 3 “Vendors” of the land conveyed by the 1924 Conveyance.

There are 3 Memorandum endorsed on this 1928 Conveyance, relating to 3 subsequent sales by the Trustees of Recreational Foundation property by Conveyances dated:
19 Aug 1963 (see below) - only part of this Memorandum is reproduced on the (not well aligned) photocopy. It relates to the 1963 sale to The East Riding County Council of the two and three tenth acres of land together with the Village Hall (now Swanland Primary School) and other buildings thereon.
29 June 1964 This Memorandum recites the 1964 conveyance of “Memorial Hall Cottage” to Roy Turner Coupland – this Cottage is presumed to be “The Cottage” as it is now named and is situated to the immediate east of the front of the former Village Hall (also known as The Memorial Hall) now Swanland Primary School.
16 May 1974 This Memorandum recites the 1974 conveyance of a further 0.175 of an acre to the County Council (“of Humberside”).
 
The third Photocopy Conveyance in the SHC Collection, that dated 19 Aug 1963 deals with the sale of 2.3 three acres of Recreational Foundation land, the Village Hall and other buildings thereon by the Trustees to East Riding County Council.
The land not conveyed to the Council included the Bowling Green and Tennis Courts as shown on the plan attached to the Conveyance. This Conveyance recites the Conveyances of 3 Oct 1924 and 4 Dec 1928 but not that of 4 June 1929
There is a Typed Copy Memorandum endorsed on this Photocopy 1963 Conveyance, which recites that:
BY Conveyance dated 12 May 1972 the Council conveyed to Arthur Neville Collier and Norman Wade Slack (The Swanland Memorial Hall Trustees) 2 pieces of land comprising 178 sq yards on the Western side of Swanland County Primary School shown on plans attached to that Conveyance.
 
Regarding (2) the 3 Photocopy Deeds of Appointment of new Trustees in the above Collection -
 The first, that of 9 Dec 1959, made just over 30 years after the 1929 Conveyance, recites that since the first Conveyance made on 3 Oct 1924, 5 of the 8 Trustees listed in the Conveyance dated 4 Dec 1928 had died. Only 1 (Sydney Herbert Priestman) of the remaining 3, wished to continue. 2 new Trustees (Arthur Neville Collier and Norman Wade Slack) were appointed to act in place of the 2 “Retiring Trustees” (Mary Kathleen Upton and Elizabeth Lucy Upton)
The 3 Trustees by virtue of this Deed were the ones who conveyed two and three tenth acres of Recreational Foundation land, the Village Hall (now Swanland Primary School) and other buildings thereon on 19 Aug 1963 to East Riding County Council.

Memorandum endorsed relating to 3 subsequent sales by the Trustees of Recreational Foundation property by Conveyances dated:
20 June 1960 recites the 1960 conveyance by the Trustees of “a piece of land situate near The Mere at Swanland and three cottages erected thereon” to Beverley Rural District Council
19 Aug 1963 recites the 1963 conveyance to The East Riding County Council (see above)
29 June 1964 recites the 1964 conveyance of “Memorial Hall Cottage” to Roy Turner Coupland (see above)
 
The second, that of 25 June 1984, is titled “Appointment of New Trustees of the Swanland Memorial Hall Trust”. It was made some 25 years after the first Deed of Appointment and 21 years after the sale by the Trustees of 2.3 acres of the Recreational Foundation land, the Village Hall and other buildings on 19 Aug 1963 to East Riding County Council.
It fills in some details regarding Deeds executed in that 25 year period, by reciting that “it is supplemental to”…………………. (2) A Deed of Grant of 22 Sept 1970 (3) A Conveyance of 12 May 1972   and (4) A Deed of Appointment of 23 Sept 1977 - all 3 being marked in a marginal note as “Not Held”.
Three New Trustees John Victor Ayre, Martin Needler and Malcolm Breckon were appointed in place of Arthur Neville Collier and Bruce Heblethwayte Raper.
It recites that …. (a) Part of the land conveyed to the Trustees “has been sold off and the Retiring Trustees hold the remaining land and the Village Hall erected on part thereof on the trusts set out in the said deeds”. The Village Hall referred to being what is now called “The James Reckitt Memorial Hall”, which is situated to the North of the Village Hall (now Swanland Primary School) sold in 1963 to The East Riding County Council.
 
The third, that of 1 Aug 1988 (and the 6th and final photocopy deed in the SHC Collection), was made just 4 years later and mirrors that of 25 June 1984 regarding the appointment of a New Trustee (Christopher James Stanley Gale) in place of the retiring Trustee Malcolm Breckon.
